REALTYCENTER.EU
Data and methodology
Realty Center connects city property guides. Counts describe current offers from connected sources, not the entire property market.
Sale and rental offers, property categories, currencies and rental periods are analysed separately. Statistics use asking prices rather than completed transaction prices. London defaults to GBP. Monthly, weekly and nightly rents are never mixed or converted.
Price colours require at least 10 offers with both a price and floor area in the selected area. The median is the middle value; sample sizes are shown. Listings without a precise location remain in the city totals and are not assigned a guessed borough or map point.
London covers 32 boroughs and the City of London. Borough boundaries: Greater London Authority / Ordnance Survey. Ordnance Survey Open Data — Contains public sector information licensed under the Open Government Licence v3.0. The map uses simplified boundaries for display and the full boundaries for location matching.
City guides are expanded as usable sources and sufficiently precise locations become available. Geographical city records are based on GeoNames, CC BY 4.0.
Point scale: energy A+++ to B = 100%, C = 70%, D = 50%, E = 30%, F = 15%, G/H = 0%. Access: explicitly accessible = 100%, flat with passenger lift = 70%, second floor or higher without a lift = 0%. Outdoor space: a balcony, terrace or garden = 100%, all explicitly absent = 0%. Parking: a garage or parking space = 100%, both explicitly absent = 0%. Condition: explicitly no renovation required = 100%, explicitly requiring renovation = 0%. Other cases remain unknown. Gas and building age are displayed as facts without automatic penalties.
Automatic listing analysis uses structured fields and explicit statements while separating missing and conflicting details. The amenity score weights energy class (30%), access (25%), outdoor space (25%), parking (10%) and renovation needs (10%). It requires at least three assessed criteria and 60% weight coverage; unknown criteria are removed from the denominator, so compare coverage too. It is not a valuation or structural survey. Known cost subtotals only use supported amounts and inclusion rules; taxes and currency conversions are not estimated.
Paid listings and TOP placements are labelled as sponsored. Promotion changes placement, never the weight of a property in price statistics.
Area profiles are calculated in the background with source, spatial precision and expiry. Expired or missing data cannot satisfy a filter. Summer index: max(0,100 − annual hot days × 2.5); walking index: max(0,100 − walking minutes × 100/30); internet index: min(100,Mbit/s / 10). Regional models, noise bands and grid values do not guarantee a home’s characteristics. Paid placements do not affect these scales.
Personal fit: budget 30 points, area 20, each required feature or location criterion 10, each preference 5; only selected criteria count. Score = confirmed matching points / selected points. Unknown criteria remain unresolved; data coverage is shown separately. Filters apply before pagination; personal sorting ranks the loaded page.
